Summer Rentals in the Hamptons Experience a 30% Decline

The summer rental market in the Hamptons is experiencing a sluggish start, with a 30% decline compared to previous years and ultra-high-end rentals seeing drops of 50% to 75%, according to brokers. Factors contributing to this slowdown include economic uncertainty, volatility in the stock market, and recent tariff announcements. Affluent renters are hesitating to commit to expensive summer rentals, with some holding out for better deals, particularly after the market surged post-election last year.

Cold and rainy weather has also delayed bookings, as many renters traditionally wait until the last minute to secure rentals for July and August. Brokers have noted an increase in unrented homes, leading to potential bargains for renters, with some properties reducing prices by 10% to 20% in hopes of attracting tenants.

Despite these challenges, there are still ample rental options available across the Hamptons, with brokers noting that even quality homes typically rented early in the year remain on the market. Gary DePersia remarked that although there may be economic concerns causing delays, many renters are ultimately drawn back to the Hamptons for their summer vacations.

In terms of home sales, the real estate market remains robust despite a 12% decline in sales in the first quarter, as median prices have surged to a record $2 million. Quality homes priced competitively are selling quickly, and a recent uptick in Manhattan real estate activity may positively influence the Hamptons market. Overall, brokers remain optimistic that rental demand will rebound as summer approaches.
