Renters are Swarming Suburbs Where Homeownership is Out of Reach


Renting in suburban areas is experiencing significant growth as homeownership becomes increasingly unattainable for many. Between 2018 and 2023, 11 of 20 suburbs surrounding major U.S. metro areas saw a surge in renters, with 15 suburbs transitioning from predominantly homeowner populations to majorities of renters, as analyzed by Point2Homes. This trend is evident in rapidly growing regions like Dallas and Miami, as well as Northeastern cities such as Boston and Philadelphia. Notably, suburbs of Dallas have seen a dramatic 17.6% increase in renters, compared to a 7.9% rise within the city itself.

The increase in rental demand is largely driven by rising housing prices and mortgage rates, which have made purchasing homes unaffordable for many. Currently, 30-year fixed mortgage rates are approximately 7%, the highest since before the 2008 crisis. This has shifted the housing landscape, elevating rentals as a viable option for those seeking suburban amenities, such as space for families and pets.

Suburban developments are adapting to this rental boom by creating “suburban downtowns,” where multifamily complexes offer residents a balance of urban conveniences and suburban lifestyle. However, this shift raises concerns about affordability pushing people further from urban cores, leading to potential isolation from jobs and community resources.

While landlords argue that renting can simplify budgeting and maintenance, experts believe that the ongoing appeal of suburban living, especially in remote work conditions, will sustain demand and modulate prices. Ultimately, the suburban rental trend reflects broader housing market dynamics, affecting accessibility for potential buyers and the overall cost of living.
